For a charge they will help you with all the paperwork. If you are trying to avoid them also.....the buyer would not be able to get a mortgage without a title company involved. and even with an all cash transaction...any little mistake means that years down the line when the new buyer tries to sell the house they may find out a ***** up that happened back in this transaction- and they will need to track you down and hope you will help them by signing whatever needs to be done.
